Buyer pulls out on completion day.

Moves happen so rarely for people and they just believe in the process, could be they honestly don't know if they have exchanged or not and as we all know solicitors won't respond quickly and not at weekends.
So before laying into the OP give them some time especially if they have found out they might have enept solicitor and that this has cost them some money and they have to start the whole selling process again.

Indeed. So, either they hadn't exchanged and this is just like any other sale that falls through before exchange, for whatever reason, or they had exchanged (I doubt it) and should be getting advice from the solicitors as to what happens next i.e. retaining the deposit and potential action to recover additional losses.

My buyers solicitor went flaky on the day of completion - my solicitor was on the phone to me at lunchtime with details and options - there were further emails and phone calls that day

Not to mention that they've got more pressing things to deal with than replying to people on this forum. Sounds like a horrible situation to be in.

I agree about the weekend dilemma, and recognise contributing to this thread is entirely optional, but saying, "I don't know" is preferable to silence.
A few years ago, I was fortunate to gain assistance via the Garden Law website with a difficult legal issue. I didn't have a clear grasp of the matter for some time, and nor did some contributors, but I tried to correct some misunderstandings that arose via speculation.
Yes, I was too harsh on the OP and I apologise for and amend my earlier comment. It's a rotten situation whatever the facts turn out to be.
