Independent Legal Advice for mortgage/lender – what should I expect?

Hi all,

Just looking for a bit of advice / experiences from anyone who’s been through this before.

I’m currently in the process of buying a house and the lender has said that independent legal advice (ILA) is required in relation to part of the mortgage arrangement.

My conveyancing solicitor has said they can’t act for this part due to conflict/independence rules, so I now need to find another solicitor just to deal with the ILA side.

Has anyone here had to do something similar?

If so:

  • what did the process involve?
  • was it just a quick meeting/video call and signing documents?
  • roughly how much did you get charged?

I’m trying to work out whether this is a straightforward formality or whether it tends to become expensive.

    I had to do something similar recently for a lender requirement. In the end it was much more straightforward than I expected – basically a video call, ID check and signing documents.

    I used https://www.independentlegaladvice.law/ and from memory it was around £150. Booking was easy and the whole thing was dealt with pretty quickly.
