A 2 bed flat in Bedford was £800-£1000 last year.
This year it's £900 to £1300.
The oldest listing is mid March.
Bedford has 2 universities and attracts commuters for London, so it tends to have a strong rental demand.
I can only imagine rents going upwards. The RRA has seen a fair amount of long term LL sell off properties over the last 2 years so there is definitely less available.

it's very different where I live 39 ground and first floor flats….communal laundry…small gardens and 12 parking spaces.
rent £100 per week and service charges of £8 per week.
Depends upon what they provide..we are paying 26p a week for maintenance of fire equipment although they removed the 1 fire extinguisher in the laundry some time ago...reason given residents are not trained to use it 🤔
