    Wasn't all this covered during the buying process? I presume by "bought" you mean you've completed.

    People carrying out alterations and not getting Building Regs approval will always be a worry and I am surprised your conveyancer didn't pick up on it. The conversion may not comply with plumbing/drainage requirements, levels of insulation/ventilation may be non compliant etc. The works being carried out over 10 years ago is irrelevant if they are substandard.

    we are confident that it has all been fitted properly, elecs were checked last year. Has ensuite shower room. 2 windows& main door

    Obviously, if work needed doing, that would be OK

    Loved our trip to the West Coast USA. Death Valley is the place to go!

    They should have got building regs sign off to change it into accommodation, Building Control check it meets the required standards at the time. If it was just an old garage converted to storage, not so much. If it's a detached garage/outbuilding, then it probably would have required PP. Might squeeze in under permitted development, depends where you live. Best bet might be to speak to the local council. Obviously that will put you on their Radar. If you rent it out Air BnB style, you are virtually guaranteed that someone will complain to the council at some point. Might be better to be upfront now.

    However it does not sound like it is likely to be the sort of place to attract weekend stag parties etc

    One room studio flat. We are looking to rent it overnight for walkers on the coast to coast

    I work for a council and we get complaints about all sorts of minor issues e.g. dirty towels, wet bathroom floors, loose handles, even had one person complain the steps in an old miners cottage were too steep. We often get complaints about the sh*tholes, but sometimes even nice places.

    If you can't see the insulation, can't see the plumbing and sewerage connections underfloor, or if there were steel or concrete lintels fitted above the windows and doors, how can you be confident it was fitted properly. I have experience of building work where what you could see when finished would seem to be OK, but Building Control inspected before it was finished and did not approve of what had been done and the work had to be re-done.
