Anchor Housing failures

I’ve been an Anchor Housing tenant since 2007, and for the past six years, I’ve lived in dangerously cold conditions. My kitchen and bathroom drop to 10–12°C in winter, despite repeated complaints. I also suffered from high electricity bills for years, only for them to drop by a third after a smart meter was installed—clearly a fault Anchor ignored. My kitchen and bathroom have never been upgraded, and basic maintenance like gutter cleaning is neglected. I went through their complaints department, but each time, they rebuffed me and refused to act. On top of this, Anchor continually raises the rent and service charges, even though repairs are never carried out. After all these years, I feel forgotten and unsafe in my own home Has anyone else had similar issues

It sounds like some of your heating was disconnected when you had the meter change hence the lower bills and colder conditions.

You may get a better response over on the housing board, so I have asked the mods to move this thread to that board.

    Welcome to the forum.

It's not entirely clear from the details you've shared whether any of this is Anchor's responsibility.

for the past six years, I’ve lived in dangerously cold conditions. My kitchen and bathroom drop to 10–12°C in winter, despite repeated complaints

10-12 C in a bathroom or kitchen isn't in itself dangerously cold. How warm is the rest of your home? How is your home heated? Are there heaters / radiators on those rooms? How are you operating them?

I also suffered from high electricity bills for years, only for them to drop by a third after a smart meter was installed—clearly a fault Anchor ignored.

Your electricity meter is not Anchor's responsibility, it belongs to your energy supplier. As mentioned above, if the drop in electricity bill coincides with the loss of heating in your kitchen and bathroom, it might just be that part of your heating system has been switched off.

My kitchen and bathroom have never been upgraded,

Why do you think they should be upgraded? I've had my current kitchen and bathroom since 2006 and they're still going strong.

There might be a fault with your heating, and if you can share more details we might be able to help you resolve it.

If you have followed their complaints procedure, and exhausted their in-house stages, you could now go to the Housing Ombudsman - the final response from Anchor should have explained how you can do that.

Did you change from a pre-payment meter to a smart credit meter?

Are you in a flat or a house? What sort of windows do you have? Also, have a look at the questions from @QrizB above and you might get some useful guidance.
