Absolutely no point in spending £15k to increase the house value by £5k

Not everyone knows macerators are carp, but I wouldn't do it anyway.
Unless the garden is seriously overlooked, I wouldn't bother with installing fencing either.
The most important things you can do pre-sale, are connected with kerb-appeal and first impressions. Research suggests many folk take away the feelings they gain in the first minute of a viewing, and some won't pursue matters if a drive-by creates negative feelings.
I recall walking into this ugly dump of a place 17 years ago, to be met with warm cooking smells and flowers in the hallway. That part, and the kitchen we entered through were clean and tidy. The rest wasn't so great (understatement!) but my initial thought was, "It's better than I thought it would be!"

Agree with everyone else: keep it clean & tidy for viewings, but anything more is a waste of money.
