Assent help (is ID3 needed)
Firstly I am the will executor and have been granted probate.
Background: My grandmother passed away and left my mum as sole beneficiary of the house. However according to the property title register my late Grandfather is also still listed as a registered owner.
I am going to start the assent process to register the property in my mother's name.
As far as I am aware I need to complete the following forms
Form DJP along with Grandads death certificate to remove his name from the registry.
Forms AS1 and AP1 along with the £70 fee based on the property value of 180,000
Is the above right so far?
My 2nd query is do I need to send a certified copy of the deeds with AP1 (section 5) or is the original probate form sufficient?
My 3rd query is.....
Do I also need to submit ID3 forms for myself and my mother?

Is your mother moving in to the property or is it to be sold? If the latter there is no point in putting it in your mother’s name first.

I'm possibly misunderstanding: is the property already registered online, or is this a first registration? You're talking about certified copies of the deeds: is this the original deeds or a document downloaded from the Land Registry's website?
If it's a first registration, although you CAN do it yourself, I believe the advice is usually to obtain professional help, because it is possible to make a right mess of it if you don't absolutely know what you're doing.

The house is registered and has been in my Grandparents possession since the late 60's
I'm just looking to register my mother as the new owner
As for deeds that's what I'm unsure about do I need to include a certified copy in the application or does just the property registration number suffice, and do we need to include ID3 identification forms

I'd be surprised if you needed to send a physical copy of the deeds, because my understanding (and hence misunderstanding) of your earlier post is that once registered online, paper copies are no longer definitive, so sending something which by its very nature may not be the latest version anyway is a waste of the stamp / paper.
I'm sure someone will be along soon with the ID3 answer!

Forms AP1 (application form) and AS1 (assent - transfers the legal ownership to new owner) are required.
You will both need your identities verified using forms ID1 (conveyancer) or ID3 (others as listed in PG 67)
Evidence of identity (PG67) - GOV.UK
You don't need to submit the 'deeds' and nor do you need form DJP. Submit a certified copy of your grandfather's death certificate and probate for your grandmother along with the other forms. Do not send originals
