    Bit of an update.

So the land lord has accepted 6 months in advance, however I am being referenced checked, having to provide evidence of funds etc, it's not a simple case of me just chucking her the money, I am down as a guarantor and will be on the tenancy agreement as such.

Will she still be able to claim the housing element?

I am not on the agreement as a tenant, but as a guarantor so she us still liable for the rent, is that right????

Although the sake of clarity she is still liable for the rent but if she goes into arrears, they will come after you. That is what you are signing to agree to. So you need to check if there is an end date for the guarantor or whether it’ll be ongoing for the length of the tenancy.

All shall be well, and all shall be well, and all manner of things shall be well.

Pedant alert - it's could have not could of.

OP just make sure your loaning money you can afford to lose

Always makes me nervous to heard such large amounts be loaned and so many stories of non payment back (regardless of whether they have the money)

So all proceeding, the contract is through, this is my ( guarantoor) bit.

Anything below that might prove an issue re the housing element of universal credit?

    I can't see any issue.

The tenant is solely liable for the rent, but if tenant fails to pay then there is a breach of contract and both the tenant and yourself are liable for the cost of that breach.
