    12K for a flat roof seems somewhat punchy

    I know someone who had one had one done last year in west london

    It was for an extention and a great job was done for less than 2K

    Sounds like this is London so expect 30% extra London tax on any work

    I had a situation a few years ago similar to this

    Potential buyer viewed my property, said perfect for him and OH (who wasn't at the viewing) and promptly offered full asking price, no quibbles 🥳.

    Has survey, and contacts EA to say significant problems found on survey but willing to proceed with a 15k price reduction (this worked out at an 15% price reduction).

    When asked by me via the EA what the significant issues were (I'd had house re-plumbed and re-wired and no visible signs of subsidence) he refused to disclose them or let the EA or me see the survey.

    I therfore declined his offer to proceed with a 15k knock-off and sold it 3 weeks later with no issues on the next survey.

    I now firmly believe he was fibbing and trying it on (the house equivalent of the car tyre kicker)

    This is interesting; well done. A few months ago I had an asking price buyer with no post-survey quibbles. A few months later I have a buyer who offers under asking and wants me to pay for a new roof. The second survey was more thorough, but the Surveyor made more covering his back cautions, and he used a drone. This buyer is way more nervous and has insisted I pay for everything. No understanding of ‘sold as seen’. I’ve had to weigh-up the pros and cons of the whole situation and the markets to see what I can live with. Sounds like you played a blinder calling his bluff!
