OP- As it is a new build I assume that you have already exchanged contracts.
What does the contract say about changes to specifications? This should give you an idea of what your options are.0 -
If acceptable to you and for changes you may want to make to being it up to an A ask them fro £10k
Would you lose any extras you have ticked for the house and paid for or any fees, bear that in mind.

Do not forget that with any new build, you will find more issues/snags than just this one. It is part of the journey…..

I doubt if EPCs are reliable enough for this difference to be significant.
I am no expert, but our new build block of flats had problems with the communal heating, and a consultant was employed who gave a detailed report. I questioned him about the EPC, and he was very clear that these can be a useful guide but are too much a matter of box-ticking to be relied in any way.

If you haven't exchanged then I would suggest that you walk away.
I'm actually surprised that the developers offered as much as they have done for what is a minor difference.
I would imagine that their property description had the normal "errors and omissions" paragraph in it.

I’m very far from an expert in this area but I’d let it go. It doesn’t strike me as a big enough issue to be a deal breaker.
