    We sold 2 probate properties within a year in 2022/23, and both were just through a local EA. We just emptied them of any junk or personal possessions and put them on the market. They were actually far easier to sell than our own house which we were living in. The first sold at £4k under asking (£135k selling price), and the second £20k under asking (£220k selling price) after we found the chimney needed remedial work and the buyer was happy to proceed on that basis. We didn't even consider auction tbh.
