Dealing with a property after death
Father passed away - property was paid off there is no mortgage. Property is registered in my father name.
In the will everything passes to my mother.
So what is the process to register the property into my mothers name. Or does it automatically become part of my mothers estate?

What exactly does the will say? Does it leave it to her absolutely or does she have the right to reside with people named to inherit after her death.

The first thing the executors need to do is apply for probate, nothing can be done about transfering the property until that has been obtained.

I gift all my estate not otherwise disposed of by my Will to my executors to use it to pay my
debts, funeral and testamentary expenses and to any legacies declared earlier and all tax payable in
respect of my estate, and to divide my residuary estate among the following in the shares specified.
5.2 I give my residuary estate to my wife, XXXXX XXXXX, absolutely.There are no debts, funeral expenses were paid by family and no legacies. Father was retired so no tax as he was just on his private and state pension.
She lives in the property on her own and will continue to live there.
