Roof Tiling

Hi I have a semi detached house in Scotland. My 3 Quotes to remove and retile the roof are as follows. Can someone tell me if I am being taken for a ride please?
£5750 + VAT
£9500+VAT Spanish Slates, £11.500 + VAT Scotch Slates
£14820 + VAT Spansh slates

The last 2 have roofing bonds and the work is guaranteed for 10 years. The last 2 quotes look similar- very detailed so I don't know if this is what I should go for. Here is one of the quotes:-

PROPOSED STRIP AND RE-SLATE TO THE FRONT AND REAR ELEVATIONS OF THE ABOVE PROPERTY
a)To erect all necessary scaffolding, the full length of the front and rear elevations, including suitable
handrails at gable elevation, fully boarding top lifts to provide access and a safe working platform in
order to facilitate the undernoted works and to comply with the current Health & Safety Regulations.

b)To utilise scaffolding for access, thereafter strip front and rear slated slopes and lay best slates aside
for re-use or where applicable, discard.

c)To brush down front and rear slopes and de-nail to leave good clean even surface.
d)To strip out valleys and Watergates around front saddle, prepare surfaces and install Geotextile
Venting Felt and re-line with new code 5/6 milled lead properly dressed, clipped and fixed into place
with all necessary timber tilting fillets and fixings.

e)To prepare the best of the retained slates for re-use, thereafter re-slate front slope using same, making
up differences on the front rear elevation using new Spanish slates or second hand Scotch slates.
Please Note, if second hand Scotch slates, there will be an increase in the following cost to cover the
expensive Scotch slates.

To supply and renew existing main ridge tiles/....
QUOTATION / continued
f)To supply and renew existing main ridge tiles, the full length of the main ridge, including saddle at
front, using new Clay Angled Ridge tiles, properly bedded in mortar and re-pointed using the proper
gauged sand:cement:mortar pointing, tinted red to match existing tile.

g)To supply and install a new lead Watergate at junctions between your own roof and the adjacent
neighbouring roof i.e., around the centre of the front central mutual chimney stack on the front and
rear elevations using new code 5 milled lead.

h) To dismantle safety equipment and scaffolding and remove from site. i) To carefully clear all associated debris.
WE OFFER TO CARRYOUT THE ABOVE WORKS FOR THE SUM OF ...... £14,820.00
PLUS VAT.

Also what guarantees should come as standard for retiling a roof?

    WOW your quote £17413.50 unbelievable.
    sorry to say, but i must of worked for myself for too long and my pricing has got to be 20 years out of date.
    firstly be careful what you use in they intend to replace all the slates,
    as well as spanish, chinease !! yes they are even into building products}
    slates are flooding the market, some of these slates do discolour, and check with your building society as some tiles they do not reccoment. as to poor quality.
    plus if you do use an alternative, who gets the good old tiles that are taken off, if they are so expensive to buy.
    I know this doesnt help you but i read this and was in shock at the price and as you probably was,
    Try to stick to the small tradesmen who protect their name by doing proper jobs,,and yes we are a dying breed,

    I'm in London and got a quote of 1.5k plus vat for re tiling flat roof extension ( ground floor level) about 10 ft by 10 ft

    10 year guarantee, removal of all rubbish etc, large well known company who are usually on the expensive side

    Don't laugh, but I shopped around, now got it for 800 inc vat

    Try local roofers, I used a company online that gives you free quotes from 5 local tradesmen Quotatis or something
  • THey have just finished my roof, done a cracking job

    Shop around, to pay 5000 including all scoffolding and materials and vat (asked roofer)

    Hi It's got to stop. Can you please PM me the name of the company you used. I don't suppose you needed any scaffolding. I have been told this is what costs the most.

    My roof also need some repairs and haven't had much luck with even getting a quote as the roofers don't turn up as arranged- would you mind sending me a PM.
