thank you. I think realistically it will probably be a couple months after May when it’s done. But my email to our agent was polite Amanda indicated we are willing to be helpful in all those ways and in return allowing us some more time for it to go through.
I’m not sure if I definitely have S21 invalidity but I believe so with the lack of GSCs I have. As I said I imagine the company gave them to the agents but not us

If you wait until the last few days before the date the notice expires, then gently point out that it is in fact invalid for the reasons you've said, they will have to firstly issue you all the correct information, and secondly re-issue you the notice one that is done - thus you gain yourself a minimum of another 2 months, which should hopefully be enough time for you to get to completion of your purchase.

If your landlords house as only just gone up for sale, then it's not going to complete before your purchase.
So I'd offer to help the landlord facilitate viewings, refurbs, etc in exchange for staying in the property until your purchase completes. With the purchase there's no real risk you're not going to move out.
It should benefit the landlord - they'll get a few months additional rent and less concern about it being unoccupied. As long as you don't make the selling process any harder.0
