Flat purchases often take longer because of leasehold and cladding checks, but this does sound excessive. The best option is usually getting the estate agent involved to push the seller and solicitor harder, and asking the lender now about extending the mortgage offer.

Unfortunately there isn’t much direct control over the seller’s solicitor, but your son’s solicitor can formally chase and set deadlines, and also send a “notice to complete” style warning if things are dragging unreasonably.
If the mortgage offer is at risk of expiring, it’s also worth speaking to the lender now about a possible extension rather than waiting. Sometimes a firm push from your solicitor plus a clear deadline can help move things along, but sadly delays in leasehold/cladding checks are quite common at the moment.
