EPC ...not sure how this would work out
I bought my house approx 25 years ago before EPC were around. Its a 1920s semi, a large ex-semi detached, previously a small guest house. New boiler and UPVC windows fitted in 2014. Also, got roped into the cavity wall insulation sales blurb, but then had it removed due to casuing damp. No GCH upstairs, just ground floor
Loft is insulated but I am a little concerned that without wall insulation the EPC will be dreadful but I canrt chance that again.
Any recommendations?

Recommendations for what? Why can’t you chance selling it as it is? I doubt it’s going to be worthwhile adding wall insulation just to slightly improve the EPC.

i read recently that mortgage approvals were refused on epc which needed substantial improvement

So get an EPC and find out how it rates? Cavity walls aren't that bad even without additional insulation.

other than a couple of special term mortgages for properties rated A or B, I don’t think it matters.

Maybe start by getting an EPC report to see what it says. It should only cost between £60 and £120.
The report should include a list of recommendations of things you can do to improve the rating.
You can then decide which recommendations you want to follow - based on the cost vs the potential EPC rating improvement.
And if you decide to make any improvements before selling, you can then get a new EPC report.

Agree with above. Our old house was rated a D from memory and we had solid walls. Other than rentals that have different rules afaik, it doesn't really matter what the EPC rating says - it's more about what you can do to improve it.
