Selling house without a solicitor

    Thats proof of identity, nothing like AML checks which go into tracing back the source of funds potentially through multiple steps.

    Again, anything that says private individuals have to perform AML checks specficially?

    Yes, the buyer will need to pay stamp duty but I'm ok on CGT. Not sure about what enquiries the buyer will want to make - I suspect limited but you raise an important issue about my liability in the future. I certainly don't want a vulnerable elderly lady to be left in a bad position.

    It does sound a little more complicated than I initially thought so I will be using a solicitor. I mustn't be rushed into doing a poor job of selling just for speed and convenience. Thank you.

    Has anyone any experience of selling a house themselves without the involvement of estate agents and conveyancing solicitors and have any tips?

    You can do without an estate agent though.

    It's worth noting though that while a solicitor is advised, it doesn't have to mean things take a long time. For a cash purchase, the whole process can be started and finished within a couple of weeks if the solicitor agrees to it beforehand (obviously based on their current case load etc).

    When we were buying without a mortgage, it was completely up to ourselves whether we had a survey, up to our selves if/what searches were done (I think the only 'required' one was the land registry search iirc).

    Selling is often seen as the easier of the two options alongside buying but both have 'risks' attached that need to be understood an minimalised as appropriate

    We do provide some guidance on the benefits of using a conveyancer (includes solicitors who do conveyancing within that definition) that maybe of interest when deciding what 'risks' you are willing to take yourself -
