If the EA says the sky is blue, go outside and double check. When we were house hunting, I did get into the bad habit of trying to make a house work when really it wouldn't, whereas my OH was pretty much a No or a Yes approach. I'd agree on the survey, a Level 2 is a minimum in my book unless you know a really good builder you can trust who can view with you. Even then I'd still consider a survey, personally.

IMO having an HMO next door is a reason not to buy. The crack may not be serious, a decent survey would clarify that.

A survey will probably just say there's a crack above the window which needs further investigation.
It needs looking at by a structural engineer.
It is a modern house and it looks like there is a lintel (as there should be) above the window. The crack is more than mortar shrinkage and is 'stepped' - so the odds of it not being serious are fairly low.
