How to apply for via OC1 ? Deeds

Good morning,

Looking to apply for my mums deeds for her property via the OC1 form .

Have already downloaded digital copies via Gov website cost for both £14.

However the downloads are not official and paper copies must be applied for via OC1 form.

Deeds lost via Solicitor liquidation were they were held.

Form is slightly confusing as I'm not sure what to request .

I know I need the register which will cost £11.

OC1

Official copy of a register or title plan (other than a commonhold common parts register and title plan). Where title number is not known, the fee for the provision of the copy will cover the cost of the provision of the title number, no additional fee will be payable

£11 per copy

Do I also need to request Title Plan which would cost £11 also.

Form CI certificate of inspection of title plan

£11 per certificate

This needs to be paid via Postal order ,which will be no problem via post office.

Just is an option for this

Official copy of a commonhold common parts register and title plan

£11 per set (one register and one title plan)

Would this cover both ? and save me £11?

Don't want this form to bounce back as I'm in process of completing all POA for my mum .

Will and both POAs have been completed as of last year.

    Are you intending to sell the property? If so, the solicitor you appoint will obtain up to date copies of the title and title plan held at HM Land Registry, plus any other documents required by the buyer's solicitor, so no need for you to obtain official copies at all.

    I'm doing it to avoid any future issues if and when the house may need to be sold .

    So no plans to sell atm however its another thing that my mum wants to be tidied up.

    And for the small cost it allows her to have the deeds at hand for comfort.
