Your wife could change it to Tenants in Common so at least if she died then the property wouldn't automatically become his entirely as it would if it remains as it is.

Even if there are available records which evidence it, I doubt the fraud squad are going to be very interested in something from 55 years ago which didn't cause any loss.

You can use a tracing agent to track down the friend.

Have you tried looking him up on the probate registry? This would tell you if he has died and if he left a will.

But if he is still alive, and in receipt of means tested benefits, he won't be able to just sign the house over to OP's wife even if he wanted to.

What a mess. Hope you get this sorted, but it will take time and may not end the way you hope it will.

My wife' name is on the deeds aswell, so all the points in the thread are valid and I will go with the trace and the probate register first thanks all.

Are you sure it was 1971 when she bought the house, as if she is 72 now she would only have been 16/17 when she bought the house.
