Flat Roof Replacement
I have a flat roof 3 ply felt system the rear of property which is about 40 years old. I have had it patched up more than a few times over the last 18 years I have been living in the property due to leak. I have a few roofers come out to quote and have said the roof is at its end of life and the timber fascia boards have also rotted.
I have been quoted the works which will be carried out below. I have read online that building control is needed for flat roofs but I'm not sure i have asked the roofer and he says i don't need it. I just want to be sure so there are know problems in the future when I come to sell the house?
I have been quoted £1200 for the work
strip the rear flat roof and boards. (Roughly 15sqm)
- if required replace any rotten rafters
- install new 18mm osb boards.
- install a new 3 layer felt system.
- install new lead flashing or termination bar on the house wall (6 inch code 4)
- strip and replace the fascia (white u-pvc)
- strip and replace the guttering system (black half round)
- use floor protection inside the property.
- take away all waste.
- check the insulation and top up if required.

I think a like for like replacement does not. Having said that if your are replacing the entire roof then it makes sense to make sure it does meet building control. A modern hot or cold roofing system is expensive but in the long run will save you money.
