It's only £7 to go to the Land Registry and check the deeds. There's been at least one case here recently when the beneficiaries assumed the house was jointly owned and it turned out dad (first deceased) was the sole owner.
And you really do need dad's will and the exact wording. It could be worth £k to you.

Great, so you can download a copy of the will from the Probate website. Costs £17 now, I think.

It’s not a comment on how happily married they were. It is a way of leaving part of a house to children but giving the spouse the benefit of the house for life ie formally protecting both parties. The Will would say something along the lines of the surviving spouse having the benefit of the house for life along with the responsibility for upkeep etc. Do look at the Will of your father and copy out the section where it says the 25% we’re left to you and your brother. Redact all names etc before posting it. Hope that helps.
