Land Registry Entries when selling parents house

Hi - Posting here although may also be appropriate for Legal and Probate board.

I am executor for my Mums estate who passed away in September 2025. My father passed in 2006 . They are both listed on the land registry entry for the property.

My expectation was that I leave the entries as is. Then when a buyers solicitor handles their purchase we provide both death certificates for their solicitor to change the land registry entries to the buyer.

But a family member has argued that we need to change the entries to me , the executor now before listing the property for sale . I don't think that is correct , I have searched for a definitive answer . Can anyone confirm for peace of mind that I am correct .

Thanks in advance.

You will need your Father's death certificate and probate for your Mother - you state that you are her executor so assume you have obtained that already

A buyer can usually rely on the current register and both of those official documents to exchange/complete on a purchase. It is very rare that the executor/beneficiary needs to register themselves before selling
