    I tend to think like you. If they get this sort of basic stuff wrong (probably deliberately) can you trust them further down the line, when it actually matters.

    plymouth is a big town so loads of estate agents hence they will have a lot of competition amongst themselves

    price will be important to how much she pays but say it is a typical £250k property

    then she can just ask them to do a set fee £2k all inclusive of everything including vat and in my experince of selling property the independent chains will accept as long as they think the property will be a fairly easy sell.

    independents are better imo anyway for selling

    OP, we had 3 different EA's value our house when we sold in 2024. Two of them quoted 1% + VAT, the third was gonna offer 1.3% + VAT but agreed to match the others. Always worth mentioning the lowest. Agree with others who say there's bigger things to worry about. Also, don't forget, the EA's are aiming for the best marketing price, they aren't really telling you what the house is worth. In a competitive market, that might be higher than in a sluggish market. They want their sale.
