Trying to secure a rental home

But how can you gice a previous landlord as a reference when there hasn't been a previous landlord? It'll be very obvious you've come from an owned property, unless you pretend you've been living overseas, and that won't inspire confidence either.

Yes, there’s no hiding that. But you don’t have to say you only want a short-term rent. When I moved to the NW I knew I’d be renting for a period before buying. When I viewed rentals, I told the agents I was planning on renting for “several years”. It was a fib but it did the trick.

If I were you I would look for a holiday let and offer to rent it long term putting your furniture is storage. We had a UK holiday property to let whilst abroad and let it for 8 months to someone on a short term contract.

The RRA comes in May. No lengthy contracts on behalf of the renter.

As an aside, why are you not badgering the Letting Agent? Pop in. Give them a call.
See if you can give the LL a nudge.0 -
Anyone could leave after 6 months, there must only be a small amount of people that rent for years and years and we certainly do not say we only want to rent until we find a new home.
Plenty of people rent long term - I recall a stat that the average private rental length was 5 years, and considering that includes students and recent grads staying for 1 year, that must be offset by a good chunk staying 10+ years.
Outside student areas, I've let properties on a 12/24 month fixed term in the past with a good deal on the rent as it saves the risk of a changeover. Unfortunately another way tenants lose out with the RRA as now I can't bank on tenants staying longer than 2 months and discount the rent.
