Son wants to buy a flat/small house

Another angle. Does your son have a company in mind to service the flat? Quotes for regular cleaning and laundry?

Who will service the flat, change the linen etc?
He will have to investigate the appropriate insurance.
If buying leasehold does the lease allow letting?
Does he need a licence from the local council for airb&b/ short term lets.- some places do need one.

It is possible, and you can earn up to £7,500 a year tax free. Will need permission from freeholder, mortgage company, and may need additional insurance. Loads of people do it, it's just not dead easy. Depends where his flat is, he might get people he knows to rent it more informally than through a site.
