Estate agent never got back

So I posted I seen a house and they wanted a first time buyer. Latest update is the agent got back and asked if my buyer was still around from last time? I did reply and I made contact with the estate agent I used another one to the house I was buying. Anyway my agent never got back by text message I assume as it never completed and they never got a fee perhaps they don’t want to relist? Also not sure why the other agent was interested given they cancelled my viewing last week. The agent who cancelled also knew I had an offer previously.

Bottom line is all the agent hassle has put me off relisting now. If I ever do move I may look at a smaller chan like a new build or like for like size wise if I really needed the move. Don’t think the hassle and even the redecorating is going to be worth moving too at a high end of the budget. I just put new windows In my existing house. Anybody else in this dilemma?

    I was looking at buying a house last year. Didn't do it in the end but I was surprised by the number of estate agents who didn't bother contacting me back to arrange a viewing, even after multiple phone calls by me in some cases. Some I even e-mailed my mortgage in principal to them and got nothing back. This is despite being chain free (not a first time buyer) and ready to move ASAP.

    There were a few estate agents that gave a great service and were keen to show me as many properties as possible. I'd say that at least half of the ones I contacted were disinterested though. I'm not sure if they were lazy, or disorganised, or maybe a combination of the two.

    EA's dealing with 'buyers' and 'sellers' every day, do get a sense for who is serious and who might be a bit of a timewaster. Obviously they will concentrate their time/efforts on the prospects that are most likely to result in a sale (and commission).

    If the OP engages with the agents in the same way that they engage with this forum then they will have been labelled a timewaster and won't waste their time with them!
