Anyone heard of expressofferstoday
Hi,
My property has been on sale for few months now.
I received a letter in post today from expressofferstoday.co.uk saying they have noticed the property is on sale and would like to offer cash and complete the sale in 7 days.
Just wondering if anyone has heard of them? Could be a scam.
Any advice is appreciated.

Haven’t heard of them but there are many firms like this, they’re a cash buyer. Typically will offer you less than market value for a quick transaction.
So ultimately comes down to how desperate you are to sell.0 -
They don't want to own your property, they just want to resell it quickly - so the price they offer you will be bargain basement to ensure they make a profit.

do not use them ,not that i have ever heard of them
december /january is hard to sell a property plus there is a glut of propertys on the market
if your property is for sale for £300 K expect to be offered 230k by one of these companys as a general rule

The usual advice from this forum, is that if you want to sell your house quick, or there is a lack of interest, then it is better just to drop the asking price, than go with one of these 'we buy any house' companies.

If they wanted to buy your house quickly for cash, they'd have made a cash offer via your estate agent and stipulated a quick completion. You could argue that that'd be by far the quickest way to do it.
But instead they sent a mailshot, to get you to advertise with them where they'll try and find you a quick buyer at under market.0 -
If they are your only offer that IS the market value, "market value" is simply what someone is willing to pay you.

Avoid all these companies, just price the property to sell, use price tracking apps to see what other sellers in the area are doing, mortgage rates are rising, houses not priced sensibly just get ignored by buyers now.
