Dodgy estate agents

I don't see what the harm would be in talking to the seller direct? It'll be a more accurate way to exchange information than going via the estate agent who is known to be in accurate.
It does seem odd that the EA was encouraging the lower chain free offer, and then push for the OPs to be taken, but it could be something as simple as finding out (or admitting) that it wasn't actually chain free.
In any case, OP needs to get their house on the market ASAP, with an estate agent they feel confident in.0 -
A lot can depend on the sellers situation.
We had an offer accepted on a property in late November while we were still actively marketing our house, (we had already had a few offers at that time but all were a little too low). But the vendors had set timescales in mind and are working around dates for a move out of the country. We said we were happy to wait for them and they were willing to give us time to find a buyer for our property.
As it happens we found first time buyers for our property the week before Christmas and we are now all working towards a late March completion date with legal work progressing very quickly.
We instructed our EA to only allow viewings from people who were proceedable despite the people we were buying from accepting our offer. Us accepting an offer from non proceedable buyers wouldn't have helped out situation in the slightest.

The agents shouldn't be outright lying to anyone. let's be honest - claiming you've said something that you haven't isn't "misrepresenting" - it's lying.

Perhaps the time critical offer has been withdrawn due to delay in accepting it.

That's how I read it… seller !!!!!! around too long and the other offers gone now.

Depending on the price of your house it could take years to sell, no seller is going to wait for that, they will take the first decent offer they get in this market, from someone who is proceedable.

How do you know what the vendor is saying is accurate?
They are paying the EA to handle the negotiations/sale and they should leave them to do that. It's a business transaction but also quite an emotional transaction for many people and that can often lead to problems when things don't go how one of the parties wants it to.

When you say in this market? When all the evidence I'm seeing is that in many parts of the country, there just aren't enough properties available?
Flats are slow, properly priced houses aren't. Our friend sold in 4 days last week. Neighbour sold in a couple of weeks too, even though I thought it was over-priced.0 -
True. One of them is lying (deliberately or not), but how do we know which one?
Both have a vested interest in selling the vendors house.0 -
Which parts of the country are you looking at?
