    Thanks for the comment, yes basically all I can do is wait!

    I left it for six months before I questioned what was happening, I am not in any particular rush.

    But, taking more than 15 months seems excessive to me and it would be good to get an idea of what is happening. From my perspective it is a 'black box' with no real clue what is (or isn't!) happening!

    Yes - it's to do with the nature of the transfer - yours being a new build (I assume) rather than a property that has already been owned. The LR still have an enormous backlog at the moment - it's getting better, but it's far from uncommon to see a date 18 months hence for predicted completion of registration. It sounds like the solicitor has submitted the AP1 & supporting docs in the usual and proper way if they are giving you that estimated completion date.

    It's annoying, but it's also not in reality any sort of issue for you - you can set up a property alert using the new title number that has hopefully already been created and your ownership of the property is not in any question. It's trickier for someone with a mortgage and a short initial fix who might need to remortgage within the time registration is taking, but for those people there are options.

    I bought a freehold house on a estate in July 2025. It was a cash purchase (cash in the bank) and the seller was a national housing developer. They bought the house in December 2024, as part exchange for one of their new homes.

    Fair enough - I missed that. The rest of it stands though I'm afraid. Just taken a quick look at our applications list and an application I submitted on Monday (standard TR1, perfectly normal resi person to person transfer with no complications and from memory not even a chare to discharge or register) is showing an estimated completion date of 14/1/27, and it's far from alone - we've got plenty from through last year not completed yet too.

    thanks, for the info. I guess it sounds like my situation is not too unusual. Only surprised that the house down the road was registered with LR after 3 months. Made me think there was some problem. As long as it all goes through correctly and the freehold title is transferred to me then no problem.

    I did set up a property alert when after I completed in July 2025. I have had several alerts since then, including one that said it was to 'protect a lease' which confused me (as I am purchasing a freehold property). I assume my solicitor must have done 'something' but no clue what is was.

    The 'alerts' will have been triggered by your conveyancer submitting priority/protecting searches prior to submitting the actual application to register. Official searches are 'significant' applications in the context of our Property Alert service as they indicate significant activity re the registered title/property
