if you have a guarantor, then your credit checks may not be so important as the guarantor has to pay any rent that you haven't. they will need to pass the credit check themselves.

I'm not sure where you get the idea that LHA is £600 'nearly all over the country'. For a one bedroom flat in my North East city, LHA is £488pcm. In Norfolk where my niece lives, it's £440 pcm and in Cornwall where my sister lives it's £548 pcm. My figures are from the VOA's own LHA checker:
There's a wide range of LHA across the country (by which I mean England) and it's unhelpful to quote unverified figures.

Thankyou for reply, I did actually make enquiries when I went on benefits and was told the waiting list would be years for someone single like me as others with familys and bigger health concerns come first.
