It's not clear what your question is.

Are you describing a property that you have seen and want to buy?

Or are you asking for recommendations for sources of legal advice?

    Or something else?

The OP says twice that they are looking for specialist advice.

Here are two specialists who I have experience of working in the field of asset protection orders on leasehold residential property, others are available:

    https://anthonygold.co.uk/insight/does-my-residential-lease-need-a-mortgagee-protection-clause/

    https://gasolicitors.com/blog/conveyancing/what-happens-when-a-residential-leasehold-property-expires/

I agree that nothing else is clear. The OP doesn't even say whether they are the tenant or they are the landlord and have a tenant.

The OP is absolutely clear and has been all the way through the thread.
Their home insurance legal cover is saying that they don't want to cover it, based on a whole pile of things that they say they "do" cover.

And they're asking does anyone know house insurance legal cover well enough to say what to claim under that might go through.

I think the OP has randomly started a new thread.

    Here's their other thread:

which doesn’t seem to have any relevance to his post here.

Hi all thank you for your replies. I am fairly new to this. I take it OP means original person???? Please correct me if I am wrong. I will try explain a little bit more.

10 year tenant (me and my family)

Leasehold tenure (my landlord) who has owned the property since 1997 or thereabouts with a freehold tenure also (not sure if its the building company or Network Rail)

LLimited online public information which leads me to believe the land belongs to Network rail. Restrictions and easements are noted on title online documentation but restricted access through Land Registry even though I paid the online fee I never received anything.

If NR land there is possibly asset protection orders over the land and property.

Exactly 3 meters from the brickwork of my house to the boundary fence with a access path in-between.

Busy traintrack one of the UKs main lines and main freight train track in UK. Overhead traintrack about 10 meters from my back door trains flying past at ridiculously fast speeds. High EMF from overhead line.

Specialist advice and Valuation information services available to look into. As not much out there. Looking into what rights my landlord has and if his mortgage was fairly calculated due to Valuation and possible devaluation

Council tax banding C property was sold in 1996 or thereabouts for 52k he bought for 75k I think few years later. If property should been valued at less than 52 its original price it should be exempt from CT from what iv read up on. My rent is fair but property needs renovation due to age and vibration and detireation interior and exterior. Can't get fibre broadband and limited WiFi speeds and quality always effecting the tvs and throwing me out of my network.

First and foremost. I want to stay here for as long as I can I do like it and so do my family but iv been researching for a few years on and off. Qualified legal secretary in conveyancing for 10 years years so I understand most things but not NR Asset protection. Leasehold property owner and longterm tenants it is a house not a flat.

I love to get more information and learn more.

I clicked on links but not really helpful in this matter.

    Thank-you

I really look forward to hearing from you because it is very specific and id say quite rare...
