Been on the market 3 weeks, 6 viewings, no offers...

  • Had a quick look at rightmove web site. There is not a great deal of properties to compare, so I would not think that the price is the issue for the local market. By current trends 6 viewers is pretty good in such a short space of time.

    How about speaking to the developer and seeing if he will consider a part exchange. A slightly lower price can be offset by savings in estate agents/legal fees. It all depends on the price difference between the two properties I guess, but it could be worth considering.

    It doesn't really matter how "nice" your home is - it is a different housing market from say 6 months ago. I beleive the only way to move on is to attract nervous buyers with good value.;)

    I did a search of your area (I am not familiar with it) - and there is a lack of property for sale. Yours is the only one of its type, which means you will at least get every potential buyer coming round to look.

    It is lovely.

    The road seems to be made up of many different styles of houses, so it is hard to look at house prices in your road for comparison, but looking at what you bought it for in 2004 and other sales in the road (except the most recent one) it doesn't seem excessive.

    6 viewings in 3 weeks, imho, is good going. There is only one other house in that price bracket, so there's no stiff competition going on.

    Also, comparing it to others available in the immediate area the pricing doesn't seem optimistic.

    Not having parking would stop me viewing in the first instance. I would only buy a house with garage/parking - but I would be tempted to view one if I could tell from the details what the parking options were without having to drive by and look.

    The photo's need to be taken from different postions in the house, hope you don't mind but these are my views on the house (which looks really nice by the way it just requires better marketing).

    Your kitchen looks quite big but all the picture is showing is your table, I think I would have taken it maybe from the right hand side and opened the doors (move the bin),

    If the fireplace is open light the fire, also what's in the area behind the sofa? it looks like you have a nice window there, I think I would turn the sofa and the unit behind it and let the light in,

    My thoughts were the front door opens straight into the living room, so maybe take the picture from the door looking the other way, and the room seems quite dark in the photo so maybe a few lights should be turned on.

    Don't really know what this is showing, except the roof, this picture would be enought to stop me viewing if I am totally honest, reason being the sloping roof in the room, my current house has this and it's a mare trying to arrange furniture

    Remove the washing line and again take the picture from a differnet angle, arrange the garden furniture better and if you have a bbq put it out, what is the view like if you put the furniture in front of the kitchen doors, basically make the area outside look like it's an extension to your kitchen.

    What's the bathroom like? no pictures and also the bedrooms.

    Maybe not but I don't think they are showing the house's full potential, a good set of photo's should sell the house for you,

    I think you need to consider the time of year, people may be viewing because they have spare time, I know several people who do this just to get an idea of the house and the way it's decorated, may be wrong but it does happen.
  • Better photos will get more viewings...I think at the moment it might just take longer to turn viewings into offers thats all....buyers think they have time and will not be rushed eyc

  • Has your agent not been in touch to say if the viewers gave any opinions?

    Maybe the viewers are waiting for the price to drop as the housing market does seem to be slowing down.

    How about getting another agent to act on your behalf.

    Of course he hasn't any contact has to be from seller to him, his job is just to do as little as possible and collect his inflated obscene fee

    No, it doesn't have to be the house at all. Without many houses to look at, all buyers with a budget of £250-400k are probably going to look at yours just because there's a shortage.

    When you look for a house, you know your 'must have' list. If a house has this lot then you will consider looking at it.

    Everybody has different needs for a house and layout plays a big part in how it can be used, whether it fits somebody's lifestyle. Think back to when you viewed the house you are after, each room you went into you could see how perfect that was for your specific lifestyle - and why it was better than the house you are now in, for YOU.

    If the house ticks all the boxes, then it is down to a gut feeling. When you walk into a house you usually know if it's the one for you.

    When I sold my house the EA brought round a couple, but the man was late. He showed the woman round, she fell totally in love with it. Husband turned up and the EA said he could tell in the first 10 seconds that the guy totally hated it.

    You just have to wait for the right buyer to come along. There is nothing wrong with your house.
