Been on the market 3 weeks, 6 viewings, no offers...

I am getting really frustrated that after 6 viewings in 3 weeks, which I think is incredible in this climate and at this time of year, we haven't had an offer... 4 people said it was too small, one said it was too big, another couple just preferred another house to ours...
I am worried we are going to lose out on the house we want which is being sold by a property developer, who wants a quick sale.
What can I do to make my house more appealing and clinch a sale?? I have cleaned, decluttered, lit candles, etc etc...

Its beautifully presented, but estate agent pictures are quite dark especially number 4, sure more knowledgeable folk will advise on price/location etc

Ps not sure the bedrooms are covered enough, the top floor photo could be better I would think0

Are bedroom 5 and reception 2 the same room? If so that would put me off straight away (gives the impression of chancers out to get all they can). Even so a 1.6 by 1.6m room can hardly be classed as a bedroom or a reception room...more a large cupboard.
The garden looks tiny especially as Wheathampstead is fairly rural, and the attic room (?) equally looks small and I don't like the laminate (sorry), as does the living room and I don't like the way the sofa is by the opening of the front door....
Your kitchen looks gorgeous and I love Wheathampstead but I am unaware of the prices there as I haven't lived in that area for a while.
I had a quick look on rightmove and I saw this house....

it seems comparable and is 40k cheaper and I loooove it's style even though the kitchen is not as nice as yours..0 -

As I said in another thread - only to draw the predictable short sighted comments from those who can't bear to face the possibility, Enquiries are picking up, as can be expected after Christmas.
How many are turining into offers is anyone's guess.
I know 3 people who are trying to sell at the moment, 2 have had offers. One is too low for the seller - she needs to satisfy her ex, the other was close to asking, and has been accepted. The third is in a similar situation to the OP.
OK so 3 is not a trend....
Without looking at the listing the OP put up my initial thoughts are:
1) EAs are doing a very good job getting people around, who may not have asked for what the house is, but the EA thinks that if they see it they may like it
2) There is something that puts buyers off when they get there.
When trying to sell our flat last year, the EA told us that a lot of reasons that buyers give for not liking a place are absolute rubbish. He reckoned they just don't warm to a place a lot of the time and can't put their finger on why, so they respond to shut the EA up. I have found this in the past when trying to rent rooms or property.
We got a lot of enquiries but lets face facts, the property was, and still is one of a glut of similar properties on the market. So buyers can be choosy. We've decided to pull it and keep renting it, as what we will end up with is not worth cashing in after paying CGT etc, compared to the rent we're getting.Behind every great man is a good womanBeside this ordinary man is a great woman£2 savings jar - now at £3.42:rotfl:0 -
Lack of garage/off street parking might be an issue. If its only minutes from High St are plenty of people using the road for parking. A lot of the viewings this time of year could be nosey gits with Xmas holiday time on their hands0
