The below have come up on our survey just wondering if these are things to worry about or not and are they easy to put right
1. The flue within the roof space appears not to have been adequately sealed in places as there is a gap present and daylight is visible
2. The window sill under the front ground floor window has dropped and cracked slightly in places.

Yes but he said about getting professionals out to have a look, just wondering if this is necessary, I know surveyors can be ultra cautious0

May be straightforward or not:
1. If you can see out weather, wind, rain and snow will be able to get in. What is the overall condition of the roof, very old, has there been recent work or is it new? When was the flue installed, is there any scope to get it rectified by the installer, was it just a poor job and you would rather not have them back or is something more dynamic occurring? The current weather is the ideal time to see and understand the extent of the impact.
2. Why is it cracked might be the question to ask? Old windows, new windows, recent work, state of wall (recent repointing or damaged render) beneath window, do the windows open or have they seized, has the glazing unit failed?
Answering those might give an indication of the extent of the problems and potential costs for addressing.
