Landlord offered me the leasehold

b) he wants to escape the big bill(s) that will come at the end of the lease... And which the rental income won't cover.
Also the transfer will involve legal fees and associated costs - who is paying those?

I think I'd have to pay legal fees but how much can a deed title transfer with a lawyer cost? A few hundred quid?Emmia said:

The EPC certs for the properties are both now acceptable. The roof has been repaired. The ground floor shop does their own maintenance - it's always been that way - in fact it'd be an upgrade on the required standard due to the nature of the business. Therefore I don't foresee see an issue with disrepair from the freeholder.0
