Hi. I am researching ways of selling my
house quickly (but not right now hence just researching )
In the future I will want to relocate approx 200miles back to my hometown and will have a short time
frame (school summer). I have a mortgage and will also need to apply for this to be bigger in order to buy where I want to live .
I have heard mention of house buying companies or maybe trying to part exchange my house for a new build… has anyone got any experience with any situation like this ?thanks

Most people would advise against a house buying company as they wll offer under market value for your home and might even lower their offer at point of exchange.
There is littlee chance that you can predict a timescale to fit into school holidays but your first step would be to get your house in best orer decluttering depersonalising and tackling all outstanding maintenance issues bfore inviting any estatee agents in for a valuation.
Follow advice on forum re choosing someone to represent you.
In order to achieve a quick sale you need to be priced competitively but don't forget you need this money to move forward.
Is there any way in which you could seek a school place using relatives address as a stop gap until you are able to purchase?0 -

Sorry for not explaining thoroughly - I don’t need a school place … my kids are all older . But one of them works in a school - so would
need to make the move during holidays . Also one child would be moving from college to uni - so also affected by term time .Thanks0 -
They aren’t affected in the same way. Unless you are moving so far that the elder couldn’t commute to the old job, in which case they would need to rent / Airbnb/ sofa surf for a few weeks. Selling and buying takes months, so you have plenty of time to sell the traditional way. Get the property ready now for marketing in early spring and completion can happen in summer.0

I'd probably avoid the companies and price the property yourself competitively - going £5k or £10k under equivalent properties might be enough to get you a quick sale.restless6 said:

I looked into it a few years ago and when you do it's not advisable unless an extreme emergency.
I also looked at a property that had been bought and was being sold by a company. The seller was left with difficulties I don't remember the details of and the property left to get in a dismissal state.
We've also got a few online agents trying to muscle in on local ones. I've noticed one has used AI to give a countryside background to a house tightly surrounded by houses in real life. I wouldn't touch them either. They definitely aren't doing as well as the local agents and seems people eventually revert to traditional having wasted time.
I'd be cautious of starting off at a reduced price, once people know you have a deadline they will try and go down from that.
A small reduction however can create interest. I've been looking at 2 bungalows and the one at just £5,000 less does make me more interested.

Price the property competitively and it will sell quickly.
No need to use a home buying service.
Your children are older so they can work around whatever timescales the sale takes. You are overthinking that side of it!4 -

I do not think anybody has addressed this question yet.
This is a normal/good way if you want to actually buy a new house, but not all developers will offer it on every house.
The reason it is a good way, is that often the completion date of the new build gets delayed, and this can mean the buyer of your house pulling out with frustration. So having a part exchange with the developer solves this issue.
However it does not solve your issue of wanting to move in a tight time frame, because as said new builds often run behind schedule.
