Knowledge and ideas wanted please!
We are in the process of buying our first house. We have been renting the property for some years and have held fast because it is our forever home. Our landlord has agreed to sell to us and it's all going through lovely - mortgage sorted and just awaiting an updated EPC certificate then we should exchange early January!
Our solicitor has told us that we will get full details of the below when they do our searches (for ref. we are not planning to build/extend anything, we are low risk of flooding, there is no subsidence in the area - they're strong 1950's houses and the area was an orchard before the houses were built)
This is what it says on the title deeds

Where I have blacked out the info, it is just the housebuilders name and the people that first owned the property.
This is the title plan showing the pink and blue areas of the garden - the yellow is just me blocking out house numbers - where I have put the red circle is a piece of land where there seems to be something related to the water company as per pictures - so could it be there is some kind of covenant stating that that piece of land can not be turned into an access road? We have very long gardens, in excess of 200ft so I expect people have had the idea of of selling off some of there land to a house builder but can't
The solicitor has told us the blue and pink areas could be anything from not buliding to not opening a zoo(!) but just wondered if my theory of no access road is plausible - I'm too impatient to wait for the actual results!

The blue area might be linked to this - such as a wayleave for accessing the sewer/rising main, but it doesn't look like a sensible shape for an access road.1
