When buying a house it has transpired it is not yet registered with land registry. The seller has now found the paperwork and submitted an application to land registry to hopefully get it registered so the sale can progress. The solicitor won’t start any searches until it is registered. I am hoping they have expedited it given a sale is waiting for it. But still have no idea of timescales. I keep checking the land registry website to see if it has been updated but am wondering how often the website actually is updated and whether they are open over Christmas at all anyway

Expedition generally means that the case gets to the processing start line within 2 weeks of expedition being approved
Expedition does not guarantee completion in that same timescale as everything then depends on the case being in order
As soon as an application is completed the new registered information is available online
Our offices are open over the festive period apart from Christmas Day, Boxing Day and New Years Day
My advice would be to ask the seller's to confirm the following- the date the application was received by HMLR
- the provisional title number
- the date expedition was approved; and crucially
- have HMLR requested any additional information
By all means keep checking online on a daily basis as well“Official Company Representative
