Hello can anyone advise?

It' s raining heavily and water is leaking from underneath sealant at top of window frame in bathroom. Not sure how how long this issue has been going on as I bought house recently. What could be the issue? Would clearing gutters help? Can I wait to solve this issue til next year? I have attached photos.

  • Can you get access outside to have a look?  It may be the guttering yes, but it may not be.  First step is to check guttering if safe to do so, don't put yourself in ddanger though.  If gutter is clogged it could be pooling and overflowing directly into the window frame.  Or it could be with heavy rain and the wind blowing it in, in which case it should be resealed anyway.

You can do your own repairs with silicone sealent (or probably flashing tape would be better) if you have a ladder, good access and a heat gun.  otherwsie I'd try to get it looked at by a tradesperson if you're not confident
  • Thanks for the response. I will get gutters cleaned and inspected. Then, if that doesn't work, I get someone to investigate  - handyman?. I have taken photo outside via same window.
  • Always tricky to diagnose from a photo but there’s a lot of water hanging on the fascia and big drips on the external window reveal. It certainly looks like it could be running down there from an overflowing gutter
  • Appreciate for analysing the photo.
  • Yes, those are big drips (if I'm seeing the picture correctly).  It's an easy fix with some sealant, but the problem is we now have to wait for a few dry days.  You don't want to seal it when wet otherwsie it may trap moisture in the joint
  • Many thanks

When it stops raining and is light enough can you take a photo from ground level looking at the facia, soffit and guttering so we can get better idea of the issues.

  • This photo was taken few months ago. Window on right is leaking

There seems to be daylight on the fascia board where the guttering is which could be that the roof does not have felt going into the gutter and just running down the fascia board

It could also be a leaking joint as that's near to the window.

Any way you can get a selfie stick and attach a mobile to it and have a video of the roof and gutters.
  • It does look like there is a gap allowing the water to run off and not collect in the gutter.
