  • serve section 21 /revamp and spruce up the property and sell at market value for the area or sell with tennant in situ to portfolio investment company with 20000 propertys who will offer 75% of property value on open market and if accepted the tennent will find that they will then be put on the top rate rent for that area anyway .

    in the areas that i know of the countrys rental market / i know areas where whole portfolios of a landlords 20 propertys have been on the market 15% below similar non rentals and are still unsellable and can see they have been put in auction 

    i bought my last property with tennants in situ from a doctor / new build estate no work required high standard / there was exact same property 4 doors away for sale at the same time mine had much better interior decor and i paid 15% cheaper than the free market property

    forward to 2026 and given the same oppurtunity again i would not do it again as there is clearly a big neverending attack on landlords owning from 1 to 10 by govts of all colours 

    no small time investor /landlord in 2026 is going to pay market value for your property with a long term tennant paying below the market rate / 
    for example what is a landlord interested in
    is the property in an area with high expected capital gain
    what is the rent compared to price for the house
    how much will i earn a month if instead of buying this property  compared to just putting it in an investment 
    how much is the stamp duty as a rule now its 18 months rent wiped out
    is it leasehold big no no for me or freehold
    how much updating is needed
    do i think this tennent will give me grief
    is it in an area i can self manage or do i have to pay management fees


    is it EPC  B OR C if its a E 
    eirc did it pass

    when was last time it had a new boiler 

    what are the propertys next door and in the street like 

    now if you are average age for a small time landlord which i beleive is 50s to 60s to old IMO to be committing to investing your money into something that is now very hard to get out off
