The HA doesn't want you turning the house into a - let's say - day nursery, or garage, or other such business use. Working from home in the sense of being on your laptop and phone is not going to impact anyone.

Your solicitor doesn't sound very good if they haven't advised you on the points you're worrying over, they should know this stuff.
That's a shame. I was going to use the downstairs to test RAF fighter engines. Another plan down the drain.
If you get a Merlin can I come and feel it and breath it?

The Full Title Guarantee thing is a red herring - they can’t give it, and this isn’t anything out of the ordinary. It definitely doesn’t in any way stop the property being registered into your name. Who has suggested to you that it would?
It is also about the risk of clawback as this was an ex-council property.
Can you expand on this? It's not making immediate sense to me.
I am not an expert in Conveyancing. What I was told by mine is that, due to a previous clawback provision in the Deeds, it would be safer to get Full Title Guarantee, to avoid any such previously undisclosed requirement from being passed on to me (the seller has not been the quckest in declaring "significant" issues as part of the purchase). I will also require an indemnity, due to the presence of some other restrictive covenants, but am still awaiting details on the property's age and timeframe of adjustments.

Update: This purchase is now into the seventh month of conveyancing (the original Agreement of Sale being dated 2 June 2025). My Conveyancer is still awaiting further details from the seller in order to obtain an indemnity policy.
Whilst the original "final" deadline was given by the seller's solicitor as 19 December 2025, this was subsequently extended to the 16 January 2026. However, it is understood (though not confirmed in writing) that this has now further been extended to the end of January!
I have already submitted a second stage complaint against the seller. I am now considering taking a case to the Ombudsman, which I understand to be the Local Government and Social Care Ombudsman. Does anyone have any previous experience of this?

I'm sure that you'll hear about it on the news, alongside images of the damage to local properties. :D

Can't see that will make any difference to a house sale. Also looking at their website, this isn't something the ombudsman will get involved in, and quite rightly so.

Why did you give a deadline and then allow it to be extended?

I woukd have thought you should have walked away at that point?

Buy if your really want the place then I would stop stressing yourself over when it be.  Just sit back wait.

You could also now do your own go slow, hang it out until spring when the weather is better. Can't beat 'um, join 'um!

I've no idea about complaints procedure so can't offer any insight to that.

There aren't many options of freehold at a decent price.
Unfortunately, there are reasons for the reasonable urgency in buying.

Thanks. If you look at the whole story (admittedly over a number of posts) the entire sale has been a complete shower and there doesn't appear to be any urgency (now into 7th month - I have my own suspicions as to why).
It is a pity if, as you suggest, there is no official body to abitrate over the most expensive and essential purchases most of us will ever make.
