I am not an expert in Conveyancing. What I was told by mine is that, due to a previous clawback provision in the Deeds, it would be safer to get Full Title Guarantee, to avoid any such previously undisclosed requirement from being passed on to me (the seller has not been the quckest in declaring "significant" issues as part of the purchase). I will also require an indemnity, due to the presence of some other restrictive covenants, but am still awaiting details on the property's age and timeframe of adjustments.user1977 said:

Update: This purchase is now into the seventh month of conveyancing (the original Agreement of Sale being dated 2 June 2025). My Conveyancer is still awaiting further details from the seller in order to obtain an indemnity policy.
Whilst the original "final" deadline was given by the seller's solicitor as 19 December 2025, this was subsequently extended to the 16 January 2026. However, it is understood (though not confirmed in writing) that this has now further been extended to the end of January!
I have already submitted a second stage complaint against the seller. I am now considering taking a case to the Ombudsman, which I understand to be the Local Government and Social Care Ombudsman. Does anyone have any previous experience of this?Please to be discriminated against by financial institutions. Thank-you for taking advantage of my Dyspraxia.

Can't see that will make any difference to a house sale. I woukd have thought you should have walked away at that point?
Buy if your really want the place then I would stop stressing yourself over when it be. Just sit back wait.
You could also now do your own go slow, hang it out until spring when the weather is better. Can't beat 'um, join 'um!
I've no idea about complaints procedure so can't offer any insight to that.

Thanks. If you look at the whole story (admittedly over a number of posts) the entire sale has been a complete shower and there doesn't appear to be any urgency (now into 7th month - I have my own suspicions as to why).powerful_Rogue said:
