Potential damp/flood risk?
Hi
Considering a ground floor flat. It's a mid 90's ground floor, with a little hill going into the building. Annoyingly the bottom of that specific grass verge area does show up on the local council flood map as level 1 lowest risk, which is 1% chance of surface flooding each year.
I haven't noticed any flooding, it gets squelchy but that's about it. I also checked for damp and didn't notice anything on two viewings.
I'm not sure whether I go for it or not, the location is nice and the flat is 25+ years old. I've been looking for along time now, seems like everything always has a problem.

What happens around the left hand corner? In the lower photo it looks as if the land continues to slope downwards. If that is the case, any surface water would flow past the end of the building and then away from it.0

I'd say a very slight slope as its the car park. But that bottom bit of the verge does have a dip in there which is why there is a surface water flooding area there. I suppose from what I've read as well, if the hill has constant contact with the exterior wall it could be a problem for damp as well.
