House selling- what am I doing wrong?!

Just after some advice regarding house selling! My house has been on the market since end of September, initially lots of viewings but I've had nothing for the last 8 weeks. We took 13 months to sell ours. It was around the £700k mark so it was likely to take longer, but we had to reduce the price until it eventually found the right price. We had lots of viewings over that time and a couple of offers but from people who weren't committed.

In my view, price is everything. If you market it at £5 million then no-one will buy it; if you market it at £5 then someone will buy it. Between those two figures is the ideal price where you as the seller and the buyer are both just slightly dissatisfied. That's then the ideal price. But it can often take a little time to find that price.
