    Is the title registered at the Land Registry?  If so, you should check the current entries on that registered title as old title deeds are largely superseded once title is registered.

    If you are looking at the latest registered title, it could be that the property is still registered in your mother's name, but that there is a declaration of trust (which would not be with the Land Registry) saying that she holds it in trust for herself and for you and your sister.

    To take a wild guess, did the house used to be owned 50 / 50 by your mum and Another, then Another died and left their share to you and your sister?  Perhaps that was on trust to entitle your mum to live in the property for her life?

    Did you inherit your shares from your father? If you did and your father’s will gave your mother the right to live there you don’t actually own your share yet, legal ownership would sit with a trust and your mother has beneficial ownership of his share.

    In the thread below a solicitor ( unwisely ) reccomended your mother put you and sister on title of the home she inherited outright.

    If you are saying you recently checked the land registry, and there is no evidence this actually  occurred, this could be a blessing in disguise and I would suggest  best you let sleeping dogs lie.

    I say this, on the basis that if this was a misguided attempt at IHT mitigation it would not have worked in any event.

    By the way is there any likelihood of IHT on your mother' eventual death?

    The OP has said it is sorted, hopefully that means the house still in the sole name of the mother and the OP and their sibling are not going to be hit by a substancial additional tax bill when they by their own place, but I don’t suppose we will ever know.
