I have inherited a leasehold flat. Transferring land registry myself.

My father passed away 2 years ago and his wife (my stepmother) died in October. The flat remains in both of their names. I am the sole beneficiary & executor, and I have probate. Held as joint tenants.
I have asked a solicitor and they want nearly £1000 to transfer the property into my name as I intend to keep the property and let it out.
I wondered if it was possible for me to do this myself with land registry rather than paying those fees and what the process is? Thanks.

Yes it is perfectly possible to do this yourself, but unless you are already an experienced landlord I would do a lot of research on the joys and pitfalls of being a landlord before transferring the property to yourself.1

I won't comment on the Land Registry side of things - because I'm no expert on that.
But you'd need to read the lease to see what the requirements are for assignment. e.g. Licence to Assign, Notice of Assignment, etc. Plus find out what the fees are, and pay them, etc.
And check with the freeholder if there are any barriers to assignment e.g. Service charge arrears or other breaches of the lease. (Perhaps the best way is to request and pay for a LPE1 management pack)
Also, check the lease to make sure subletting is allowed.
I'm guessing that the flat isn't mortgaged... and doesn't have any charges (e.g. for secured loans, council care costs etc). . But if it does, do you have the funds to pay them off, or will you need to get a BTL mortgage?

From a purely registration perspective you can apply to update the register and transfer the legal ownership yourself if you wish to - our online assisted guidance links you to the forms etc needed

If the property is registered in their joint names you'll need probate for your step-mother and death certificate for your late Father.
