Is a 9-week delay on a drainage & water search normal?

Well, turns out we won't be moving on Wednesday after all. We agreed to complete on the 10th, assumed this was fine as we heard nothing to the contrary and when we chased it up today, they confirmed that they've done nothing since they took our deposit money and are waiting on final sign off, initiall,y they said from their internal team - now they are saying the sellers solicitor needs to sign it off. They can't even tell us if the funds were requested from the lender.
What a horrible process this is. I hope I never have to do it again.0 -
It's a grim process by default but the astonishing incompetence you describe is not normal. I'd definitely put in a formal complaint once it's done.Echo101 said:Well, turns out we won't be moving on Wednesday after all. I'm sorry this is still dragging on for you. If it IS an internal sign off delaying things in spite of you having the date in mind, that really is very poor. If it's the seller's side, then I sympathise too - we had the opposite situation when we sold in that the buyer's solicitors were horribly faffy and we very nearly lost our date thanks to several delays from their side in getting things signed.Echo101 said:Well, turns out we won't be moving on Wednesday after all. If you haven't already looked up and followed the escalation process for your own conveyancers to request a full review of the file, then I would suggest you do so.🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

That's great advice, thank you. I don't mind so much about the internal sign-off as I know it's probably a busy time of year for them.
The frustrating thing is that we left the conversation on Wednesday agreeing a completion date and if they've known this might not be possible why did they not tell us this, we spent the whole weekend packing and arranging broadband etc.
Our broker (who has been amazing) has told us that they can request the funds be expedited so that Wednesday is still possible. We've made this request to our solicitor now, so I'm hoping HSBC can come through for us now, and that the internal checks should be completed tomorrow morning. We live in hope yet!0 -
Fingers crossed. You might get the broker to lean on them first thing as well - the more people in your camp pushing them in the right direction, the better!🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

EssexHebridean sorry, one more question, you've been more helpful than our actual solicitors
It turns out the reason we aren't exchanging/completing today is that they seem to have mixed up our file. When we checked in yesterday to make sure it was still going on, they told us the other side was waiting on something to do with a LISA and their onward purchase - we reminded them the property we're buying is chain-free and has been inherited, so there is no onward purchase.
They rushed to fix things but couldn't do it in time, then the sellers told us they had everything signed off for Friday but OUR solicitor has now raised a new enquiry.
We work closely with the legal team at our place of work, and they said the file mix-up sounded like negligence to them, and we should raise it with the ombudsman. Have you or anyone else ever heard this before with a file being so poorly handled over the course of 17 weeks?0
