Apologies, I don't even know what beneficial ownership is. My father and his wife live there. I don't get rent from them obviously because it belongs to my father, he paid for the house.

Well the house is currently in my name and I would never sell it!

Can I assume that since my last post in 24th November last year, neither you or your father have tried to obtain specialist legal advice to explore the Resulting Trust option I mentioned at the time?
It is for a lawyer to determine if you have the appropriate evidence to establish a finding of a resulting trust. Neither you or your father have the requisite legal knowledge to determine this for yourselves. You could use my previous post and the references therein as the foundation for a discussion with a lawyer.
I have to say if you have made no attempt to explore with a lawyer how you can extricate yourself from this arrangement, I have to wonder whether it really is a priority for you to do so.
It is a very unsatisfactory situation, and leaves you very exposed if your father predeceases his present wife and the question then arises with regard to any responsibility you have in keeping her housed. Could lead to an uncomfortable and expensive legal challenge by the wife against you at that time.

Which is it?

Both can be correct, it depends on what type of ownership.
