Buyers surveyor undervalued our house

I have discredited the surveyor and maybe this is a good idea if she wants to. She is spooked and literally said she was frightened if the roof falling down !!!dannim12345 said:Assuming the buyer doesn’t have any background in buildings/construction, I think the only way to put their mind fully at rest is to get their own roofing company or similar out (or another surveyor but that will cost). If she wasn’t 100% sure on the property or was having second thoughts anyway this might have just spooked them.

I was widowed and house hunting at 66, if I had offered on your house I'd be spooked too by comments about the roof. Could you forward the roof report to your EA to show her? Could be reassuring.£216 saved 24 October 20140

Update. I have sent the estate agent the inspection report done by the Roofing company and the buyer is back in the game but only at 250,000 no more1

Another update the estate agent called and said that she has allowed access to the full survey now they emailed it to me and it is absolutely ridiculous. The things that he has said in the survey are preposterous. I am now getting the feeling that this man is playing the poker game and is using the survey to batter down the price when I look at the other two properties for sale on my road same Construction The condition of mine is 10 times better than the other two properties one of which is on at 250,000 and requires complete renovation the other of which is on at 294,000 and is in original condition with suspended ceilings from the 1980s whereas mine has hardwood floors Bespoke radiators bespoke designed a kitchen and is a mile above the standard of the other houses.
I am seriously thinking of saying 260 or I’m going back to the market sod it. he is putting me over a barrel and playing hot and cold games2 -
But it sounds like neither of those has actually sold - it doesn't help to point towards other properties which also have difficulty in shifting. Completed transactions on similar properties in the same street 310,000 last year and another one went for 275,000 last year the one that went for 275,000 was nothing special by comparison to mine. Another end of terrace next door to me with four bedrooms sold for 350,000 a couple of years agouser1977 said:

But you have already been on the market for 15 months with no buyer.Something must be putting potential buyers off.All the ‘improvements’ you mention may not appeal to others.For example, My sister will not have a hardwood floor. So would be considering the cost of carpeting.Your kitchen may not appeal.Your bespoke radiators may not be to a buyers’s taste.Can you lose a sale and maybe wait another 1( months for the sake of £10k1

my strategy would be to tell the buyer that it is 260 or I’m going back on the market wait a few days if it’s a no then I will concede to 250. Would the buyer really pull out if I conceded later on? I don’t know but they’re already invested in the property they already like it and I’m being beaten with a survey that is not worth the paper it’s written on

Possibly.Depends how much I liked your house as a buyer, vs how much I thought you might change your mind again, through the conyancing / buying process.Buyers can be flaky, and pull out of sales, but so can sellers. I need some faith, that you aren't going to do my head in.0
