Hi, I have just had A new roof put on my home and it comes with a 10 year insurance back to guarantee.
Am I able to pass on my new roof guarantee if I sell?

I forgot to add would it harm my prospects of selling? if I am unable to pass on the guarantee. would I be left liable to any future issues with the roof if it failed? solar installations will also be added by the same company and they are preparing a unified guarantee on both fronts0

We can't see your guarantee from here - what does it say about assigning it to buyers?
No, you won't be liable after you sell, just like you won't be liable for any other defects in the house.1 -
Whether or not the guarantees can be transferred depends solely on the wording of the policies, both for the roof and subsequent solar installation.
Nobody on here can second guess what you have.0 -
The contract for roof replacement was just an invoice that lists all the works that the contractor agreed to carry out with a few bits still remaining as the job hasn’t quite finished and said all work is backed with a 10 year insurance guarantee.0

They may have an easy answer for you so you will know for certain.0 -
Make sure you do get a copy of the 3rd party insurance paperwork once the job is completed.1

Then you need a copy of the guarantee, some are transferable others arent. Inevitably there is a price difference between the two.Crocodile24 said:The contract for roof replacement was just an invoice that lists all the works that the contractor agreed to carry out with a few bits still remaining as the job hasn’t quite finished and said all work is backed with a 10 year insurance guarantee.
Generally house sales from a private seller follow the principle of caveat emptor and the seller has very little liability unless you can prove that the seller actually lied intentionally - which doesnt include failing to mention something that they should haveCrocodile24 said:I forgot to add would it harm my prospects of selling? if I am unable to pass on the guarantee. would I be left liable to any future issues with the roof if it failed? solar installations will also be added by the same company and they are preparing a unified guarantee on both fronts
I'd suggest that most dont know much about roofing and will think a new roof is a good thing rather than worry you have used a cowboy and it's held together with sellotape and string.0
